What the inspection actually covers

Ninety minutes, systematic: panel make and condition with the dead front off, thermal imaging of every breaker under load, GFCI and AFCI protection against current code, grounding and bonding, a sampling of receptacles and junctions, and — in the right vintage of house — the specific hazards this city built in: Federal Pacific and Zinsco panels, aluminum branch wiring, knob-and-tube.

You get a written report with photographs and thermal images, findings ranked by hazard rather than by price, and no verbal upsell at the panel. If something needs work, it is in the report with a number beside it; if nothing does, the report says that, and plenty of them do.

Why it is priced to be used

The $189 credits against any work over $1,000, which makes the inspection close to free for the houses that need it most. We priced it this way deliberately: the 1960s ranch with an FPE panel is exactly the house whose owner should not face a paywall to find that out. Buying a house in the metro? The inspection slots inside a standard contingency window — book it the day the offer is accepted.
